Planning conditions
- Insufficient information has been submitted to justify the siting of the building in accordance with part 10.23 of Technical Advice Note 15: Development, Flooding and Coastal Erosion (TAN 15) and to demonstrate that the risks and consequences of flooding can be managed over the lifetime of the development to an acceptable level. The proposal is therefore contrary to SPA, DP1 and TAN 15.
- Owing to its scale, form, design and siting, the building would represent an overly prominent and unsympathetic addition to the site to the detriment of the appearance and character of the area and wider landscape, contrary to SPC, GP1 and GP2.
- Insufficient information has been submitted to demonstrate that the proposal would not have an adverse impact on highways safety contrary to GP1 (vii) and (ix)
- Nid oes digon o wybodaeth wedi’i chyflwyno i gyfiawnhau lleoliad yr adeilad yn unol â rhan 10.23 o Nodyn Cyngor Technegol 15: Datblygu, Llifogydd ac Erydu Arfordirol (TAN 15) ac i ddangos y gellir rheoli risgiau a chanlyniadau llifogydd dros oes y datblygiad i lefel dderbyniol. Mae’r cynnig felly yn groes i SPA, DP1 a TAN 15.
