Planning conditions
- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Location Plan (Drawing No. AO/LP/01b) (February 2025). Proposed Elevation (Drawing No. AO/OW/06b) (February 2025). Proposed Site Plan (Drawing No. AO/SP/01b) (February 2025). Green Infrastructure Statement (December 2024).
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: Proposed Location Plan (Drawing No. AO/LP/01b) (February 2025). Proposed Elevation (Drawing No. AO/OW/06b) (February 2025). Proposed Site Plan (Drawing No. AO/SP/01b) (February 2025). Green Infrastructure Statement (December 2024).
- The biodiversity enhancement measures comprising of the installation of a bird nest box and a bat box shown on drawing “Proposed Elevation (Drawing No. AO/OW/06b) (February 2025)” shall be implemented within three months following completion of development and retained thereafter.
- All mitigation measures outlined within Section 4 of the submitted Green Infrastructure Statement (December 2024) shall be adhered to at all times.
- All works to the building’s exterior must be carried out October to April inclusive to avoid the active period for bats.
- The proposed extensions hereby approved shall be built of box profile sheeting and blockwork to match the existing outbuildings on-site.
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

This document represents established best practice, and its implementation provides confidence in preventing uncontrolled discharges to the surrounding habitats. 2. To safeguard potential animals that could be moving through the site the following RAMs relating to terrestrial mammals will be implemented where applicable. The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially may be pass through the site), which may be achieved by edge - profiling of trenches/excavation
