- The development hereby permitted shall be carried out in accordance with the following approved plans: ‘Roof Plan’, dated: April 2024; ‘Floor Plan’, dated: April 2024; ‘Front Elevation’, dated: April 2024; ‘South Gable and North Gable’, dated: April 2024; and ‘2F Schwegler Bat Boxes fixed to Douglas Fir – 2 of’, dated: June 2024.
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: ‘Roof Plan’, dated: April 2024; ‘Floor Plan’, dated: April 2024; ‘Front Elevation’, dated: April 2024; ‘South Gable and North Gable’, dated: April 2024; and ‘2F Schwegler Bat Boxes fixed to Douglas Fir – 2 of’, dated: June 2024.
- No exterior lighting shall be installed unless and until a formal lighting plan has been submitted to and approved by means of a formal application to the Local Planning Authority, written in accordance with The Institution of Lighting Professionals (ILP) & Bat Conservation Trust Guidance Note 08/23 Bats and Artificial Lighting at Night. Thereafter the lighting shall be installed and maintained in accordance with the approved details.

- The applicant shall retain 2no. 2F Schwegler bat boxes on the Douglas Fir tree indicated on drawing ref: ‘2F Schwegler Bat Boxes fixed to Douglas Fir – 2 of’, dated: June 2024, or in a suitable alternative south facing location within the blue line boundary indicated on the Site Location Plan (drawing no: 283000, dated: 22/03/2024).
- Bydd yr ymgeisydd yn cadw 2 o ran nifer o flychau ystlumod 2F Schwegler ar y goeden Ffynidwydden Douglas a nodir ar y lluniadu cyf: 'Blychau Ystlumod 2F Schwegler wedi'u gosod ar Ffynidwydden Douglas – 2', dyddiedig: Mehefin 2024, neu mewn lleoliad addas arall sy'n wynebu'r de o fewn ffin y llinell las a nodir ar y Safle Cynllun Lleoliad (lluniad rhif: 283000, dyddiedig: 22/03/2024).
- Workshop activities shall not be carried out outside the hours of 08:00-18:00 Monday to Friday, 08:00-13:00 on Saturdays and at no time on Sundays or Public Holidays.
