Erection of timber clad shed (3.66m x 2.44m) for use as drying room in association with mountaineering club hut

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.
2. Rhaid dechrau'r datblygiad a ganiateir yma cyn pen PUM mlynedd o ddyddiad y penderfyniad hwn.
3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan • Site Plan showing proposed new shed (1:100 on A4) • Floor Plan and Elevations • Green Infrastructure and Biodiversity Enhancement (received 11.11.24)
4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Location Plan • Site Plan showing proposed new shed (1:100 on A4) • Floor Plan and Elevations • Green Infrastructure and Biodiversity Enhancement (received 11.11.24)
5. The roof of the building shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the adjacent club house and maintained thereafter.
6. Mae'n rhaid i do'r adeilad gael ei orchuddio gyda llechi mwyn naturiol Cymreig, neu lechi gyda nodweddion lliw, gwead a hindreuliad tebyg fel y llechi ar brif do’r clwb cyfagos ac wedyn ei gadw felly.
7. All biodiversity enhancement measures outlined within Section 7 of the submitted Green Infrastructure Statement shall be implemented in full within 3 months of substantial completion of the development hereby permitted and retained thereafter.
8. Bydd yr holl fesurau gwella bioamrywiaeth a amlinellir yn Adran 7 o'r Datganiad Seilwaith Gwyrdd a gyflwynwyd yn cael eu gweithredu'n llawn o fewn 3 mis i gwblhau'r datblygiad a ganiateir drwy hyn yn sylweddol a'i gadw wedi hynny.
9. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

13. To ensure a satisfactory standard of appearance of the development and the use of appropriate local building materials, in accordance with Eryri Local Development Plan Policies 2016-2031 and in particular policies 1, 6 and A.

15. To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan and Planning Policy Wales.
