- The external timber of the porch shall not be stained, painted or creosoted.

- The applicant/developer shall ensure that the mitigation recommended in the bat survey report 'Ty’n y Ffynnon, Nant Peris, Proposed Building Renovation & Construction of a Porch, Preliminary Ecological Assessment, 14th October 2025' are followed and implemented in full.
