- By reason of this application proposing the change of use of a main dwelling falling in Use Class C3 to a short-term holiday letting unit falling in Use Class C6 in a rural community where the percentage of second and short-term holiday homes are above 15% of the total housing stock, this Authority consider that if approved it would further erode the balance and sustainability of the community. As such this application is in conflict with Planning Policy Wales Edition 12, Strategic Policy A of the adopted Eryri Local Development Plan 2016-2031 and Supplementary Planning Guidance 16: Managing the use of dwellings as holiday homes.
