- The development hereby permitted shall be carried out in accordance with the following approved plans and details contained within the application form, and in any other documents accompanying the application, unless condition(s) to amend them is/are included on this planning decision notice: Location Plan, drawing no. LP1, received 19.05.26 New Bin Store, drawing no. 17625-WCD-XX-XX-DR-S-001 Rev P2, received 14.07.26. Green Infrastructure Statement, dated 09.07.2026, received 14.07.26
- The materials to be used in the construction of the approved development shall consist of those outlined on drawing title New bin store, drawing no. 17625-WCD-XX-XX-DR-S-001 Rev P2 received 14.07.26 and retained thereafter.
- The biodiversity enhancement measures as set out in the approved Green Infrastructure Report, dated 09.07.2026, and as outlined on approved drawing title New bin store, drawing no 17625-WCD-XX-XX-DR-S-001 Rev P2, received 14.07.26, shall be implemented within 1 months of the date of this permission and shall be retained thereafter.
- To define the permission and for the avoidance of doubt.

- To secure a satisfactory standard of appearance of the development in accordance with Eryri Local Development Plan Policies and in particular Policies 1, 6.
- To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan and paragraph 6.4.5 of the Planning Policy Wales.
- Informatives The development site is situated within Flood Zone 3 (rivers). Flood resilient design measures should be incorporated into the development where feasible. Guidance on resilient design can be found in Chapter 13 of Technical Advice Note 15: Development, flooding and coastal erosion, dated 2025, which references advice from Construction Industry Research and Information Association, including a Code of Practice and Guidance for Property Flood Resilience. NRW provide advice on their website Natural Resources Wales / Preparing for a flood which may be useful for the developer or occupant of the proposal.
