- No development (including site clearance, alterations or groundworks) shall take place until a specification for a programme of archaeological work has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out and all archaeological work completed in strict accordance with the approved details.
- A detailed report on the archaeological work, as required by condition 3, shall be submitted to and approved in writing by the Local Planning Authority within six months of the completion of the archaeological fieldwork.
- 5) No development shall commence until a Conservation Plan has been submitted to and approved in writing by the Local Planning Authority. The Conservation Plan shall include, but not necessarily be limited to: - Build upon the principles outlined in the ecological report (Hall, C., Dolfriog Hall, Llanfrothen Penrhyndeudraeth, LL48 6SN: Proposed Building Renovation Bat Surveys. June 2024. Cambrian Ecology Ltd.) - The submission of further details including plans of long-term bat conservation measures. Details to include continued provision of access. - Details of timing, phasing and duration of construction activities and conservation measures - Timetable for implementation and demonstrating that works are aligned with the proposed phasing of the development - Measures to prevent incidental capture or killing of bats post development - Actions to be taken in event previously unidentified species of bat are found - Ecological Compliance Audit, including key performance indicators - Persons responsible for implementing the works - Post construction monitoring and record dissemination over a 5-year period - Submission of a long-term roost monitoring and maintenance plan. The Conservation Plan shall be carried out in accordance with the approved details.
- No external lighting may be installed without the prior submission of a formal lighting plan written in accordance with document ‘Bats and Artificial Lighting At Night, Guidance Note 08/23’ by The Bat Conservation Trust and the Institution of Lighting Professionals. The lighting plan shall be submitted to and approved in writing by the Local Planning Authority by means of a formal application. Any approved lighting plan submitted under this condition shall be strictly adhered to at all times.
- The mitigation measures and recommendations outlined in Section 8 of the ‘Cambrian Ecology Ltd – Proposed Building Renovation Bat Surveys – Dolfriog Hall, Llanfrothen, Penrhyndeudraeth, LL48 6SN – 4th June 2024’ shall be followed and implemented in full.
