- Air Source Heat Pump Units with a sound power level of Lw 58dB(A) or less shall only be installed, and each unit shall be placed on anti-vibration mounts.

- Prior to the installation of the air source heat pumps, full details of the acoustic enclosure for each Air Source Heat Pump Unit, that must provide a noise reduction of at least 10db, shall be submitted to the Local Planning Authority by means of a formal application. The approved acoustic enclosures shall be retained thereafter whilst the air source heat pump units are operational.

- The rating level of any noise generated by the hereby approved air source heat pump equipment shall be at least 5db below the background level as determined by BS 4142:2014+A1:2019.

- Advisory Gwynedd Council Environmental Health Department - The granting of permission and or any permitted development rights for any Air Source Heat Pump (ASHP) does not indemnify any action that may be required under the Environmental Protection Act 1990 for statutory noise nuisance. Should substantiated noise complaints be received in the future regarding the operation and running of an air source heat pump and it is considered a statutory noise nuisance at neighbouring premises a noise abatement notice will be served. It is likely that noise insulation/attenuation measures such as acoustic enclosure and/or barrier would need to be installed to the unit to reduce noise emissions to an acceptable level. To avoid noise complaints’, it is recommended that operating sound from the ASHP does not increase the existing background noise levels at the boundary of the development site and should be free from tonal or other noticeable acoustic features. In addition, equipment such as air source heat pumps utilising fans and compressors are liable to emit more noise as the units suffer from natural aging, wear and tear. It is therefore important that the equipment is maintained/serviced satisfactory, and any defects remedied to ensure that the noise levels do not increase over time.

- The Bat Box shown on the South Elevation on the hereby approved drawing ‘1-10 Cae Morys – Proposed Elevations - 384855-MMD-00-XX-DR-C-0001- received on the 2nd of June 2025’ shall be exchanged with the installation of a woodcrete/woodstone bird box which must be fitted as per the manufacturer’s instruction.
