- By reason of inappropriate design and use of materials the proposed building, if permitted, would have a harmful and overbearing effect on nearby residential properties, within the settlement of Beddgelert, its Conservation Area and its surroundings in conflict with the policy aims of the ELDP policy SPA, DP1 and SPFf and PPW edition 11 in particular section 2 and 3.
- Oherwydd dyluniad amhriodol a defnydd o ddeunyddiau byddai'r adeilad arfaethedig, pe bai'n cael ei ganiatáu, yn cael effaith niweidiol a gormesol ar eiddo preswyl cyfagos, o fewn anheddiad Beddgelert, ei Ardal Gadwraeth a'r ardal o'i amgylch, sy’n gwrthdaro ag amcanion CDLlE, polisïau SPA, DP1 a SPFf a PCC argraffiad 11 yn arbennig adran 2 a 3.
- By reason of the proposed use of the building as a café and retail outlet at a location detached from the central area of Beddgelert this proposal would, if permitted, be harmful to the vitality and viability of the established retail area of the settlement and in conflict with ELDP policy SPA, SPH and DP24
- Oherwydd y defnydd arfaethedig o'r adeilad fel caffi ac allfa fanwerthu mewn lleoliad sydd ar wahân i ardal ganolog Beddgelert byddai'r cynnig hwn, pe bai'n cael ei ganiatáu, yn niweidiol i fywiogrwydd a hyfywedd ardal fanwerthu sefydledig yr anheddiad ac yn gwrthdaro â CDLlE, polisïau SPA, SPH a DP24.
- By reason of the orientation and proposed uses this development, if permitted, would have a detrimental effect on the residential amenities of nearby properties through excessive smells and noise, thereby placing this proposal in conflict with ELDP policies SPA and DP1.
- Oherwydd y cyfeiriadedd a'r defnydd arfaethedig byddai'r datblygiad hwn, pe bai'n cael ei ganiatáu, yn cael effaith andwyol ar fwynderau preswyl eiddo cyfagos oherwydd arogleuon a s"{n gormodol, gan felly osod y cynnig hwn yn groes i CDLlE, polisïau SPA a DP1.
- By reason of excessive glazing and the requirement for external lighting this proposal would, if permitted, have a detrimental effect on the National Park’s designation as a Dark Skies Reserve and thereby in conflict with ELDP policies SPA, and DP1.
- Oherwydd y gwydr gormodol a’r angen am oleuadau allanol byddai’r cynnig hwn, pe bai’n cael ei ganiatáu, yn cael effaith andwyol ar ddynodiad y Parc Cenedlaethol fel Gwarchodfa Awyr Dywyll a thrwy hynny’n gwrthdaro â’r CDLlE, pholisïau SPA a DP1.
- By reason of increased traffic movements to service the proposed use of this building this building would, if permitted, be in conflict with ELDP policy DP1.
- Oherwydd y cynnydd mewn symudiadau traffig i wasanaethu'r defnydd arfaethedig o'r adeilad hwn byddai'r cynnig hwn, pe bai'n cael ei ganiatâu, yn groes i CDLlE, polisi DP1.
