  5. The roof of the extension shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.

  7. The biodiversity enhancement measures comprising of the installation of two integrated Schwegler 1B or similar as set out within the submitted and hereby approved ‘Green Infrastructure Statement (13/04/2026)’ shall be implemented within 3 months following completion of development and retained thereafter
  8. Rhaid gweithredu'r mesurau gwella bioamrywiaeth – sy'n cynnwys gosod dau flwch nythu integredig Schwegler 1B neu debyg fel y nodir yn y ‘Green Infrastructure Statement (13/04/2026)’ a gyflwynwyd ac a gymeradwywyd drwy hyn – o fewn 3 mis i gwblhau'r datblygiad, a rhaid eu cadw wedi hynny
  9. No removal of trees shall take place until an arboricultural statement is submitted to and approved by the Local Planning Authority by means of a formal application. The statement shall include details of all existing trees (including spread and species) on the land, details of those trees to be retained and measures for their protection throughout the course of development

  11. The access shall be completed to a rolled and blinded hardcore finish with the surface water drainage system completed and in perfect working order before any work is commenced on the remainder of the development

  13. No surface water from any increase in the roof area of the building /or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system

  15. The windows of the hereby approved extension shall be of sash design to match the windows on the existing dwelling and shall not include ‘trickle vents’.
