Extension to side and rear, dormer windows, chimney and terrace extension

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan 1873OSGLAS (25/11/2024) • Proposed Plans 1872 02B (Dated 26/03/2025) • Preliminary Ecological Appraisal, Cambrian Ecology, dated 24 October 2024 V3

5. The developer/applicant shall ensure that the mitigation and enhancement measures detailed in Sections 7 and 8 of the ‘Cambrian Ecology Preliminary Ecological Appraisal dated 24 October V3’ and shown on plan ‘1872 02B’ shall be implemented in accordance with the approved details. The proposed bee posts shall be installed within three months of the date of the completion of the development
6. Rhaid i'r datblygwr/ymgeisydd sicrhau bod y mesurau lliniaru a gwella a nodir yn Adrannau 7 ac 8 o'r 'Cambrian Ecology Preliminary Ecological Appraisal dated 24 October V3’ ac a ddangosir ar gynllun '1872 02B' yn cael eu gweithredu yn unol â'r manylion cymeradwy. Rhaid gosod y pyst gwenyn arfaethedig o fewn tri mis i ddyddiad cwblhau'r datblygiad
7. The roof of the extensions shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.

9. The external walls of the extensions, where shown as stone, shall be constructed throughout of local natural stone to match those of the existing building
10. Bydd rhaid i waliau allanol yr estyniadau, lle dangosir fel carreg, gael eu hadeiladu yn llwyr gyda cherrig naturiol lleol sy’n cydweddu a rhai'r adeilad presennol
11. No external lighting may be installed without the prior submission of a formal lighting plan written in accordance with document ‘Bats and Artificial Lighting at Night, Guidance Note 08/23’ by The Bat Conservation Trust and the Institution of Lighting Professionals. The lighting plan shall be submitted to and approved in writing by the Local Planning Authority by means of a formal application. The external lighting shall be installed in accordance with the approved details
