- The existing access arrangements are not considered to adequate to meet the proposed use of the building for industrial processes and the proposal is considered to result in a potential risk to highway safety contrary to policy DM13 of Eastleigh Local Plan (2016-2036) and National Planning Policy Framework.
- Insufficient information has been provided to demonstrate that the conversion of the building would not result in acceptable noise impacts contrary to policy DM8 of Eastleigh Local Plan (2016-2036) and National Planning Policy Framework
