Decision & conditions

Planning conditions
  1. The proposed single storey rear extension is not eligible to follow the prior notification process as it will be attached to an existing two storey extension and the total enlargement (being the proposed extension together with the existing two storey extension) would exceed 4 metres in height, and have a height to eaves exceeding 3 metres within 2 metres of the site boundary. This would not therefore comply with Part 1, Class A (ja) of the Second Schedule of the Town and Country Planning (General Permitted Development) (England) Order 2015, and a planning application will be required. In addition, the total enlargement to the dwellinghouse (being the proposed extension together with the existing two storey extension) would extend beyond the rear wall of the original dwellinghouse by more than 6 metres. This would not therefore comply with Part 1, Class A (ja) of the Second Schedule of the Town and Country Planning (General Permitted Development) (England) Order 2015, and a planning application will be required. A householder planning application can be applied for online via the Planning Portal at www.planningportal.co.uk
