Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 06 Rev A, 07, 10 Rev C, B02, 11 Rev G and L01 Rev A Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The work hereby consented shall start no later than three years from the date of this permission Reason: To comply with Section 18 of the Planning [Listed Buildings and Conservation Areas] Act 1990.
  3. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the adjoining building. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
  4. The replacement boundary wall shall be finished using bricks from the existing boundary wall, where possible, and any additional bricks must match in colour, texture and style with that of the existing. Reason: To retain the architectural and historic character of the Listed Building and the wider conservation area.
  5. The development hereby permitted shall only be used in purposes incidental to the enjoyment of the existing dwellinghouse and shall not, at any time, be used for any business, commercial or industrial purposes or as an independent residential unit. Reason: To protect the amenity of the adjoining residential properties.
  6. Note to Applicant: In accordance with paragraph 38 of the National Planning Policy Framework (July 2021), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
