H_26_101912 PL_Final DecisionPlanning conditions
- The development hereby permitted shall be implemented in accordance with the following plans numbered: 01 Rev P1, 02 Rev P1, 03 Rev P1 Reason: For the avoidance of doubt and in the interests of proper planning.
- The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
- The materials to be used must match as closely as possible, in type, colour and texture to those listed in the Materials Section of the application form and those noted in plan 03 Rev P1. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
- Prior to the commencement of development on the garage hereby approved, the developer must advise the local authority, in consultation with Southern Water, of measures which will be undertaken to protect the public sewers. Reason: To ensure public sewers are protected during construction
- The garage hereby approved shall not, at any time, be used for living accommodation, business, commercial or industrial purposes. Reason: To ensure the adequate protection of residential amenity
- Note to Applicant: The applicant will need to apply for a build over application for this proposal and the conditions and application associated with the build-over/close-to a public sewer are available at Southern Water's Get Connected service: https://developerservices.southernwater.co.uk.
- Note to Applicant: In accordance with paragraph DM3 1.a of the National Planning Policy Framework (August 2026), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
