Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: P1272-SNUG-XX-XX-DR-A-2301-C05, P1272-SNUG-XX-XX-DR-A-2300-C05, P1272-SNUG-XX-XX-DR-A-1203-C02, P1272-SNUG-XX-XX-DR-A-2400-C04, P1272-SNUG-XX-XX-DR-A-2100-C04, P1272-SNUG-XX-XX-DR-A-1200-C02, P1272-SNUG-XX-XX-DR-A-1000-C01, P1272-SNUG-XX-XX-DR-A-1201-C02, P1272-SNUG-XX-XX-DR-A-1001-C01, P1272-SNUG-XX-XX-DR-A-2201-C04, P1272-SNUG-XX-XX-DR-A-1303-C03, P1272-SNUG-XX-XX-DR-A-1301-C03, P1272-SNUG-XX-XX-DR-A-2203-C04, P1272-SNUG-XX-XX-DR-A-2200-C04, P1272-SNUG-XX-XX-DR-A-1100-C02, P1272-SNUG-XX-XX-DR-A-1302-C03, and P1272-SNUG-XX-XX-DR-A-1300-C03. Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The external materials and finishes used in the development hereby permitted shall accord with the details shown on the approved drawings: P1272-SNUG-XX-XX-DR-A-2300-C05 and P1272-SNUG-XX-XX-DR-A-2301-C05. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
  4. The development must accord with the arboricultural report reference TR.V1.3.TH.TW.CF. No excavation, demolition or development related works, as defined by s.55, shall commence until the tree protection measures have been installed as per the tree protection plan contained within the report. Once installed, no access by vehicles or placement of goods, chemicals, fuels, soil or other materials shall take place within the protected area. Tree protection measures shall be retained in their approved form for the duration of the work and may only be modified subject to written agreement from the LPA. Reason: To retain and protect the existing trees which form an important part of the amenity of the locality.
  5. Prior to completion of the development, the integrated swift brick shown beneath the eaves of the extension on drawing P1272-SNUG-XX-XX-DR-A-2300-C05 shall be installed and thereafter retained. Reason: To protect and enhance biodiversity.
  6. Note to Applicant: Bats are legally protected. Should any roosting bat be found during the works, work must stop immediately and Natural England or a suitably qualified ecologist be contacted.
  7. Note to Applicant: Nesting birds are legally protected. Should any active birds’ nest be found in the area of works, a minimum 5m undisturbed works exclusion zone must be established until the young have fledged.
  8. Note to Applicant: Hedgehogs are a priority species. During the works, all excavations must be covered or escape ramps installed over night or during periods of inactivity to prevent any fauna, such as hedgehogs, becoming trapped.
  9. Note to Applicant: It is requested that the building works are carried out considerately to minimise disruption to the occupiers of the neighbouring properties. The council operates a code of best practice, which is available on the council's website www.eastleigh.gov.uk by following the links to Planning and Building, Building Control, then select 'Considerate Builders Advice Note'.
  10. Note to Applicant: In accordance with Policy DM3(1)(a) of the National Planning Policy Framework (August 2026), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
