The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be implemented in accordance with the following plans numbered: Location Plan 1:1250; Block Plan 1:200; 009M - Proposed Layouts C; and 010P - Proposed Elevations. Reason: For the avoidance of doubt and in the interests of proper planning.
The materials to be used in the construction of the external surfaces of the development hereby permitted shall match as closely as possible in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing, in accordance with Policy DM1 of the Eastleigh Borough Local Plan (2016-2036).
Note to applicant: A precautionary working method must be used to prevent harm to wildlife that could be using the site. It should include: - All building materials to be stored on hard standing or on pallets, as far as possible from hedgerows, scrub or potential habitat; - Any excavations to be covered at night or to be fitted with a small animal escape ramp; - No fires to be lit on site; - Waste to be stored in a skip and not allowed to accumulate in piles which could be used by wildlife. Any chemicals and fuels to be stored carefully and away from potential wildlife habitat; - Any animals found on site should not be handled but allowed to move away to a place of safety on their own.
Note to applicant: Advice from Southern Water: Surface water should not be disposed of into a public foul sewer and must comply with the Hierarchy of H3 of the Building Regulations. For more details, refer to the Drainage and Waste Disposal: Approved Document H on the Gov.UK website. Any new connections to the public sewerage system will require a New Sewer Connection application (also known as a Section 106) to be submitted and approved by Southern Water. It is possible that a sewer now deemed to be public could be crossing the development site. Therefore, should any sewer be found during construction works, an investigation of the sewer will be required to ascertain its ownership before any further works commence on site. If this happens, please call 0330 303 0119, or email SouthernWaterPlanning@southernwater.co.uk
Note to Applicant: The approved plans show the roof of the extension to be very close to the boundary of the neighbouring property. The granting of planning permission does not give approval for any encroachment over adjacent land. Should the addition of guttering to the roof result in an overhang over neighbouring land, consent would be required from the neighbouring landowner. This would be a private civil matter. Should any changes be required to the approved plans, you would need to contact the Local Planning Authority.
