The proposed front and west side dormers by virtue of their excessive size, bulk, and poor design, would fail to respect the proportions, character, and appearance of the host dwelling. The scale and form would appear overdominant within the roofscape, resulting in visual harm to the property and the wider street scene. The proposed single-storey front extension, by virtue of its large flat roof, prominent exposed canopy, and overall scale that extends beyond the existing front building line, would appear as an unsympathetic addition that fails to respect the character, proportions, and architectural style of the host dwelling. The overall design does not successfully integrate with the existing building and results in a piecemeal form of development that undermines the visual coherence of the property and the surrounding street scene. The development is therefore contrary to Policy DM1 of the Local Plan and the design guidance set out in the Quality Places SPD.
