Decision & conditions

Permit
H_26_100878 PL_Final Decision
Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 001, 002, 003, 004, 005, 006, 007, 008, 009, 010 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
  4. Works around the southern elevation of the house must be conducted with handheld tools to ensure vibration and noise disturbance is kept to a minimum avoiding potential disturbance of bats which might be utilising these recorded suitable roosting features. Roofing and extension works between March and October should be undertaken during daylight hours only to avoid disturbance to bats that may forage and commute through or near the site. Reason: To prevent obstruction or damage to potential bat roosts and to avoid disturbance or harm to bats.
  5. Any vegetation to be removed to facilitate the development must be removed outside of bird nesting season (which is usually between the beginning of March and the end of August). If this is not possible then vegetation can be cleared only after being checked for nesting birds by a suitably qualified ecologist up to 24 hours before the start of works. If any active nests are found, work must stop, and a 5 m buffer must be erected around the nest to protect it from disturbance until after the birds have fledged and left the nest. Reason: To protect nesting birds and their active nests from disturbance.
  6. Note to Applicant: In accordance with paragraph 39 of the National Planning Policy Framework (December 2024), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
