Planning conditions
  1. The development hereby permitted shall be retained and completed in accordance with the following plans: Location Plan and 7086 · 23 · 10 Rev A. Reason: For the avoidance of doubt and in the interests of proper planning.
  2. Within 3 months of the date of this permission, the boundary wall shall be altered fully in accordance with the following plan: 7086 · 23 · 10 Rev A, including the reduction in height of the forward section of wall adjacent to Charnwood Crescent. The development shall thereafter be retained as approved. Reason: To ensure the development appears acceptable within the street scene and in the interests of the character and appearance of the area.
  3. Note to Applicant: The applicant is advised that trees within the site are protected by a Tree Preservation Order. This planning permission relates solely to the retention of the boundary wall and does not grant consent for any works to protected trees. Any pruning, felling, or other works to protected trees, including works recommended within the submitted arboricultural report, will require separate consent through the Tree Preservation Order application process.
  4. Note to Applicant: It is requested that the building works are carried out considerately to minimise disruption to the occupiers of the neighbouring properties. The council operates a code of best practice, which is available on the council's website www.eastleigh.gov.uk by following the links to Planning and Building, Building Control, then select 'Considerate Builders Advice Note'.
  5. Note to Applicant: In accordance with paragraph 39 of the National Planning Policy Framework (December 2024), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
  6. Note to Applicant: This decision is made in accordance with Section 73A of the Town and Country Planning Act 1990 (as amended), which allows for the granting of planning permission for development that has been commenced and/or been completed.
