Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 2025.01.04/02, 2025.01.04_01A Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the adjoining building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
  3. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  4. NOTE TO APPLICANT: The Council’s Ecologist has advised that a precautionary working method for hedgehogs should be implemented throughout construction works: All building materials to be stored on hard standing or on pallets, as far as possible from hedgerows, scrub or potential habitat. Any excavations must be covered at night or be fitted with a small animal escape ramp No fires can be lit on site. Waste must be stored in a skip and not be allowed to accumulate in piles which could be used by wildlife. Any chemicals and fuels must be stored carefully and away from potential wildlife habitat. Any animals found on site should not be handled but be allowed to move away to a place of safety on their own.
  5. NOTE TO APPLICANT: Biodiversity enhancements should also be provided on site, and this could be achieved with the installation of a bat brick or swift brick. Further information can be found on the Ecologist’s comments, which can be viewed online using the application reference number.
  6. Note to Applicant: In accordance with paragraph 39 of the National Planning Policy Framework (December 2024), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
