H_25_100111 PL_Final DecisionPlanning conditions
- The development hereby permitted shall be implemented in accordance with the following plans numbered: 322 P.00, 322 P.01, 322 P.02, 322 P.03, and 322 P.04. Reason: For the avoidance of doubt and in the interests of proper planning.
- The outbuilding hereby permitted shall only be used in conjunction with the existing dwellinghouse and for purposes incidental to its enjoyment. It shall not be sold off, occupied or used as an independent unit of accommodation, or as a holiday let. No kitchen or primary cooking facilities shall be installed at any time. Reason: The property is not suitable for sub-division into two separate dwellings.
- Note to Applicant: The applicant is encouraged to enhance garden biodiversity by planting a range of flowering species attractive to pollinators, providing a long flowering season across spring, summer and autumn. Flowering plants in pots may also be used where appropriate.
- Note to Applicant: The applicant is advised that any future tree planting in proximity to public sewers, rising mains or water mains must comply with Southern Water’s guidance document “A Guide to Tree Planting near Water Mains and Sewers.” Further advice can be obtained directly from Southern Water.
- Note to Applicant: In accordance with paragraph 39 of the National Planning Policy Framework (December 2024), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
