Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: PA23-123-01 and PA23-123-02 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building or otherwise be in accordance with those in the Application Form. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
  4. The first floor ensuite and dressing room windows serving the master bedroom suite (facing the rear garden area) hereby approved shall both be obscure glazed to a minimum of Pilkingtons level 3 or equivalent and have no opening parts less than 1.7 metres above the floor level of the room which they serve. Once installed the windows shall be permanently maintained in that condition. Reason: To protect the amenity and privacy of the residential occupiers.
  5. No additional windows shall be constructed in the south elevation at first floor of the development hereby approved. Reason: To protect the amenity and privacy of the adjoining residential properties.
  6. Note to Applicant: It is possible that a sewer now deemed to be public could be crossing the development site. Therefore, should any sewer be found during construction works, an investigation of the sewer will be required to ascertain its ownership before any further works commence on site. Southern Water requires a formal application for any new connection to the public foul sewer to be made by the applicant or developer.   7. Note to Applicant: It is requested that the building works are carried out considerately to minimise disruption to the occupiers of the neighbouring properties.   8.
