The development hereby permitted shall be implemented in accordance with the following plans numbered: 01, 02, 03, 04, 05, 06 and 07 Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The materials to be used must match as closely as possible, in type, colour and texture those listed in the Material Section of the application form, the approved plan 06 (proposed elevations) and with the cladding listed on the proposed cladding material document (grey slate) dated 02/08/2023. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
The development hereby permitted shall be implemented in full with the recommended ecological enhancements outlined in Section 5.3 of the Philips Ecology - Bat Roost Assessment Final Report - July 2023. This will include the installation of a built-in bat box and two swift boxes. Reason: To protect wildlife species
Note to Applicant: In the unlikely event of any bats being found during demolition or construction, all work must stop immediately, and Natural England must be called. Note to Applicant: are should be taken that the development does not disturb breeding birds. The bird nesting season is taken to be March to August inclusive. Any removal of suitable nest habitat will either need to be undertaken outside of this period or else checked to ensure that no nesting birds are present. If occupied nests are present, then the nest must not be removed and works around the nest can only recommence once the nest becomes unoccupied of its own accord.
Note to Applicant: If any exterior lighting is required it must not shine on any vegetation, or on the bat boxes or swift boxes. It must be as low brightness as possible, kept at a low level and directed away from all structures and boundaries. Lighting on sensors should not be so sensitive that foraging bats trigger them. Light spill from the roof light on the rear elevation has the potential to illuminate any bat or bird boxes on the rear elevation so it should either be shaded at night or this elevation should not be used for bat or bird boxes
