The development hereby permitted shall be implemented in accordance with the following plans numbered: 779/08/100 Rev A, 779/08/101, 779/08/102, 779/08/103, 779/08/104 Rev A, 779/08/105 Rev A and 779/08/106 Rev A Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
No development shall start until details and samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To ensure a satisfactory visual appearance in the interest of the amenities of the area.
No development shall take place until details of the measures to be undertaken to protect the public sewers have been submitted to and approved in writing by the Local Planning Authority, in consultation with Southern Water. Development shall be carried out in accordance with the approved details. Reason: To ensure the satisfactory protection of public sewers.
Hanging tile removal must be done outside of the active bat roosting season (May - September). The hanging tiles must be removed carefully by hand. All workers must be informed of the possibility of bats roosting under the tiles. If a bat (or signs of bats such as droppings) is found, all work in that area must stop immediately and the tile must be carefully replaced without disturbing the bat. Reason: To protect wildlife species
Note to Applicant: Biodiversity enhancement is required. A bat brick/box and a swift brick/nest box may be appropriate to build into the extensions. Built in boxes do not require maintenance and cannot fall off. The Bat Conservation Trust recommends installing a bat brick/box at least 4m above the ground, away from artificial light sources, sheltered from strong winds and exposed to the sun for part of the day, facing south, south-east or south-west.
