The development hereby permitted shall start no later than three years from the date of this decision Reason: To comply with Section 91 of the Town and Country Planning Act 1990
Not withstanding the approved plan 03 Rev D, no development shall start until details and samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details Reason: To ensure a satisfactory visual appearance in the interest of amenities
The development must accord with the arboricultural report reference 23_5837_02_32. No excavation, demolition or development related works shall commence until the tree protection measures have been installed as per the tree protection plan contained within the report. Once installed, no access by vehicles or placement of goods, chemicals, fuels, soil or other materials shall take place within the protected area. Tree protection measures shall be retained in their approved form for the duration of the work and may only be modified subject to written agreement from the LPA. Reason: To retain and protect the existing trees which form an important part of the amenity of the locality.
No development shall start until a bat roost mitigation and enhancement plan designed by a bat-licensed ecologist detailing 4no. compensatory bat roosts must be added to the new extension. These bat roosts should be located as close as possible to the location and design of the original bat roosting features identified in the Enims – Preliminary Bat Roost Assessment – Appendix B, pages 16 and 17 – November 2022. Reason: To protect bats and restore original bat roost features
The second floor window on the north-western elevation [as marked on the approved plan 03 Rev D] serving the ensuite, dressing room and master bedroom shall be obscured glazed to Pilkingtons level 3 or equivalent with no more than a top opening toplight Reason: To protect the amenity and privacy of the adjoining residential properties
