  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 101 Rev E, 101 Rev E, 902, 103 Rev. B, 100 Rev A, 001, 900 Rev A, 903 and 102 Rev B Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. Not withstanding the approved plans, No development shall start until details and samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To ensure a satisfactory visual appearance in the interest of the amenities of the area.
  4. A CEMP will be required to provide details of measures to ensure that surface water drainage containing construction sediment is not allowed to enter the Monks Brook. The CEMP must also contain measures to ensure that hedgehogs or otters are not trapped in any excavations or pipes. Any closed board fencing or gates must have a minimum 13 x 13 cm gap in the base to allow free passage of small mammals such as hedgehogs through the garden.
  5. Biodiversity enhancement is required. This could include bat and/or swift nest boxes attached to the house or bat boxes, or other bird boxes attached to mature trees. Planting to attract pollinators, particularly night-scented flowering plants to attract moths as food for bats is also encouraged. The Bat Conservation Trust recommends installing a bat brick/box at least 4 m above the ground, away from artificial light sources, sheltered from strong winds and exposed to the sun for part of the day, facing south, south-east or south-west.
