Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: SITE 02, LOC 01 and BLOC 01 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
  4. The driveway hereby permitted shall be constructed of a non-migratory material and shall either be porous or have its own drainage system. Reason: To prevent transfer of material and water run-off onto the highway, in the interests of highway safety
  5. Note to applicant: The applicants should be made aware that subject to any positive decision that may be forthcoming from EBC as Local Planning Authority, a secondary permission will be required from HCC as Local Highway Authority to actually undertake the works, and this will involve further investigation such as the relocation of signage, consideration of underground services, etc. which could still be prohibitive to the installation of the drop kerb.
