The development hereby permitted shall be implemented in accordance with the following plans numbered: 01_ Rev A and 2951/05_ 01_ A Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
A set out in the PEA and PRA Report report by Arbtech (issue 2, November 2022), The proposal would not impact any protected species and that the recommendations and proposed biodiversity enhancements are appropriate and can be implemented. These include a low impact lighting strategy, the installation of two bat boxes and two bird boxes on mature trees, and planting more flowering native shrubs and herbs to attract pollinators. Measures to prevent the spread of the invasive rhododendron and cotoneaster are also recommended.
