Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 262-02-001, 262-02-002, 262-003, 262-02-004, 262-02-005, 262-02-006, 262-02-007, 262-02-008 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The materials to be used must match as closely as possible, in type, colour and texture those listed in the Materials Section of the application form. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
  4. The Mitigations and Enhancements set out within Section 7 of the Silver Birches, Hound Road, Netley SO31 5FX, – Ecological Impact Assessment – (May 2022) (by SoEcology) shall be implemented in full prior to the development being brought into use and thereafter maintained in perpetuity. Reason: To safeguard protected species and to enhance biodiversity.
  5. Note to Applicant: The applicant is advised that biodiversity enhancement is required. Swift nest boxes can be installed on site, they can also be used by a variety of bird species and could be mounted onto the house if this is possible.
