The development hereby permitted shall be implemented in accordance with the following plans numbered: OSBase 01 Rev A, OSBase 02 Rev A, 03 Rev B, 05 Rev A, 06 Rev A, 07, and 08 Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
The fencing hereby approved shall have periodic holes (measuring 13cm by 13 cm minimum) at its base to allow the movement of animals, such as hedgehogs, to promote habitat connectivity and extended foraging ranges. In addition, biodiversity enhancements will be required, including a built-in bat brick and a swift brick. If these cannot be built-in then externally mounted boxes can be used. The garden should be enhanced with a range of flowering plants that will attract pollinators. Reason: To ensure biodiversity enhancements
