The development hereby permitted shall be implemented in accordance with the following plans numbered: A21/800/02b, A21/800/01b and A21/800/03b. Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
Note to applicant: This property has the Itchen Navigation, a tributary of the River Itchen, on its eastern boundary. There are records of water voles and bats in the near vicinity. A CEMP will be required to include measures for protection of wildlife and protection of the watercourse from sediment that could be carried by runoff and of any other pollution during construction. Biodiversity enhancement will also be required. An appropriate enhancement would be a swift nest box, a sparrow terrace or a bat box mounted on the main house on a different elevation to the proposed flue. If the house is not suitable, a bat box or bird nest box can be mounted on a mature tree.
