The development hereby permitted shall be implemented in accordance with the following plans numbered: P2434.22.C01, P2434.22.C02, P2434.22.C03, P2434.22.C04, P2434.22.C05, P2434.22.C06, P2434.22.C07, P2434.22.C08, P2434.22.C09, P-2434.22.C10, P2434.22.C11, P2434.22.C12, P2434.22.C13, P2434.22.C14, P2434.22.C15, P2434.22.C16, P2434.22.C17 & P2434.22.C18 Reason: For the avoidance of doubt and in the interests of proper planning.
  3. The development hereby permitted shall be carried out in accordance with the Biodiversity Net Gain Baseline Report and Preliminary Ecological Appraisal by BNGAi dated 7th November 2025 (ref: P2434.22 Southampton (Eastleigh)) and lighting assessment by McArdle Doyle (dated 10.11.25). Reason: In the interests of ecology and amenity.
  4. The development hereby permitted shall not be brought into use until the area of modified grassland has been created using seed mix EM2 & EM2F, which will then be managed and maintained for a period of at least 30 years. Reasons: To provide a minimum 10% biodiversity net gain.
  5. The GRP enclosure shall be coloured very dark grey/black to match the main building. Reason: In the interest of visual amenity.
  6. Note to Applicant: In accordance with paragraph 39 of the National Planning Policy Framework (December 2024), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
  7. Note to Applicant: It is recommended that a greater diversity of flowers be included within the seed mix for the modified grassland, as this would attract a wider variety of pollinating insects.
  8. Note to Applicant: There is a high pressure pipeline in the vicinity of the site. It is therefore recommended that Southern Gas Network are contacted for advice before implementing the development.
