The approved tree protection plan must be adhered to in full, and may only be modified subject to written agreement from the LPA. Reason: To retain and protect the existing trees which form an important part of the amenity of the locality.
The dwelling hereby permitted shall not be occupied until a minimum of 2 car parking spaces (inclusive of the integral garage as denoted on approved drawing no. Reason: In the interests of protecting the amenity of the area and to control the impacts of development on the countryside and settlement gap.
No construction, demolition or deliveries to the site shall take place during the construction period except between the hours of 0800 to 1800 Mondays to Fridays and 0900 to 1300 on Saturdays and not at all on Sundays or Bank Holidays. The plan should show the positions and specification of any mitigation and enhancement features on the proposed building, grounds (proposed private amenity space) and on suitable trees on the wider site which shall be based upon the recommended enhancements as detailed within the submitted Preliminary Ecological Appraisal and Roost Assessment (Arbtech, 23 October 2024). The BEMP shall include timings for the implementation of the recommended measures and details of their future maintenance. The approved BEMP shall then be implemented in full. Reason: To ensure that wildlife features are appropriately protected, enhanced and managed and to secure a net gain for biodiversity.
Any building or vegetation removal should be undertaken outside of the nesting bird season (1st March to 31st August inclusive). If this timeframe cannot be avoided, a close inspection of the vegetation should be undertaken by a suitably qualified ecologist, immediately prior to the start of any work. All active nests will need to be retained and protected from disturbance with a 5m minimum buffer until after the young have fledged and left the nest. Additional precautions should be taken with machinery and noise levels when working close to any retained nests so as not to disturb any nearby nesting birds during construction works. Reason: To protect nesting birds from harm during demolition and construction works.
The cavity wall of Building B2 (as referenced within the submitted Preliminary Ecological Appraisal and Roost Assessment, Arbtech, 23 October 2024) should be inspected immediately prior to the commencement of any development works by a qualified ecologist. This should include the use of an endoscope to fully inspect the gaps within cavity walls. If the endoscope cannot view all of the available gaps, further surveys may be required. In the unlikely event that a bat is identified during this inspection, works must cease and advice be sought from qualified ecologist in conjunction with Natural England. Reason: To protect bats from harm during the undertaking of the development works.
The precautionary working methods set out within the submitted Preliminary Ecological Appraisal and Roost Assessment (Arbtech, 23 October 2024) for reptiles, badgers and hedgehogs shall be adhered to for the duration of the demolition and construction period. Reason: To protect these species from harm during the undertaking of the development works.

Note to Applicant: If at any point during construction works any great crested newts are identified, then all works should cease immediately and advice be sought from a suitably qualified ecologist. You should not try to handle or rescue a great crested newt and works should not resume until advised to do so by an ecologist.
