The compound and associated structures hereby permitted shall be for a limited period expiring on 31 December 2024. On or before this date the compound and any associated materials and equipment shall be removed from the site and the land shall be restored to its former use and condition. Reason: The development is of a type not considered suitable for permanent retention and in the interests of amenity.
The development hereby permitted shall be implemented in accordance with the following plans numbered: • SITE COMPOUND LOCATION CJ253013-ECS-SBR-B1339-DE-S-1715 (Rev P06) • SITE COMPOUND DETAILS CJ253013-HES-SBR-B1339 -SK-S-0003 (Rev P0.1) • SITE COMPOUND – DETAILS SHEET 2 OF 2 CJ253013-HES-SBR-B1339 -SK-S-0003 (Rev P01) • SITE COMPOUND – DETAILS SHEET 2 OF 2 CJ253013-HES-SBR-B1339 -SK-S-0004 (Rev P01) Reason: For the avoidance of doubt and in the interests of proper planning.
The site compound and any associated works, including placement of goods, chemicals, fuels, soil or other materials, shall take place outside of the calculated Root Protection Areas – defined as a distance of 12 times the diameter of the stem (as measured at 1.5m) – of any tree. Reason: to retain and protect the existing trees which form an important part of the amenity of the locality.
In the event any external lighting is required for safety or security purposes, this shall be positioned so as to prevent any direct light source being visible from the public realm and to ensure minimal light spillage outside the compound area. Reason: In the interests of amenity and to protect bats.
Note to Applicant: It is requested that the building works are carried out considerately to minimise disruption to the occupiers of the neighbouring properties. The council operates a code of best practice, which is available on the council's website www.eastleigh.gov.uk by following the links to Planning, Guidance on the process, scroll down to Guidance on Aspects of the Planning & Construction Process and select considerate builders advice note.
Note to Applicant: Should any tree works be required, this should be undertaken outside of bird nesting season (March-August). If this is not possible, pre-work checks for nesting birds should be undertaken by an Ecologist and precautionary measures implemented.
Note to Applicant: In accordance with paragraph 38 of the National Planning Policy Framework (September 2023), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
