The development hereby permitted shall be implemented in accordance with the following plans numbered: G.P.01, G.P.02 and LOC01 Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The materials to be used must match as closely as possible, in type, colour and texture those listed in the Materials Section of the application form and approved plan G.P.02. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
The ground floor window serving the ensuite on the northern elevation [as marked on the approved plan G.P. 02] shall be obscure glazed to Pilkingtons level 3 or equivalent with no more than a top-hung opening toplight. Once installed the window shall remain permanently maintained in that condition. Reason: To protect the amenity and privacy of the adjoining residential properties.
Note to Applicant: In the unlikely event of any bats being found during demolition or construction, all work must stop immediately, and Natural England must be informed. Note to Applicant: The applicant is advised while planning consent has been granted, permission from the Landlord (Eastleigh Borough Council) will need to be obtained. The application should go to the site manager at Portsmouth City Council who will make a decision in line with policies for the site. The applicant must be made aware that planning permission by EBC does not constitute permission as landlord of the site.
