Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 110, 111, 112 Rev A, 113, 114 Rev A, 115 Rev B, 116 Rev A, 117, 118, and 119 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The materials to be used must match as closely as possible, in type, colour and texture those listed in the Materials Section of the application form. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
  4. Demolition should be scheduled outside the bird nesting season if possible which runs from March through August includive. If not, then a nesting bird check must be done by a suitably qualified ecologist just prior to demolition. In any case, if there are any active bird nests or if evidence of an active bird’s nest is found, work must not start, and a 5 m buffer must be erected around the nest to protect it from disturbance until after the chicks have fledged and left the nest. Reason: To protect nesting birds
  5. A biodiversity enhancement is required in the form of a bird box (such as swift nest boxes, which can be used by other birds as well) or a bat box. These can be installed on the gable ends of the new office unit or as a built-in feature behind the timber cladding. Reason: To ensure biodiversity enhancement
  6. Note to Applicant: In the unlikely event of any bats being found during demolition or construction, all work must stop immediately, and Natural England must be informed.   7. Note to Applicant: In accordance with paragraph 38 of the National Planning Policy Framework (July 2021), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
