  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 19011-HNW-P1-ZZ-DR-A-1000 Rev P01, 19011-HNW-P1-ZZ-DR-A-1200 Rev P01, 19011-HNW-P1-ZZ-DR-A-1300 Rev P01, 19011-HNW-P1-ZZ-DR-A-1102 Rev P01, 19011-HNW-P1-ZZ-DR-A-0500 Rev P01, 19011-HNW-P1-ZZ-DR-A-2100 Rev P01, 19011-HNW-P1-ZZ-DR-A-2200 Rev P02, 19011-HNW-P1-ZZ-DR-A-2201 Rev P02, 19011-HNW-P1-ZZ-DR-A-2300 Rev P02, and LLD2612-ARB-DWG-001 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match in type, colour and texture those used on the existing building. Reason: To ensure a satisfactory visual relationship between the new development and the existing.
  4. Construction shall be done outside of nesting bird season (between August and February). If this is not possible, then a nesting bird check by a suitably qualified ecologist must be done no more than 24 hours before the start of construction. If any active nests are found, a 5 m buffer must be erected around the nest and remain in place so that the nest is undisturbed, until after the young have fledged and left the nest. Reason: To ensure nesting birds are not disturbed or injured during construction
  5. A biodiversity enhancement is required for this development which shall be a swift nest box. Swift nest boxes are best positioned under the eaves or on walls facing north, northeast or north-west out of direct sunlight, five metres above the ground, with clear adjacent airspace so swifts can access them in a high-speed direct flight, as demonstrated on plan referenced 19011-HNW-P1-ZZ-DR-A-2300 Rev P02. Reason: To ensure biodiversity enhancement
  6. The Drainage Report (referenced 303916 Rev 01) shall be followed in full. Reason: To ensure surface water drainage on site
  7.
