Demolition of existing dwelling and garage and construction of new dwelling with integral garage.

1. The proposed replacement dwelling owing to the combination of its design, use of materials, massing, scale and size would result in a building that would appear as an unduly prominent and visually obtrusive feature in its wider landscape setting and context of the Old Bursledon Conservation and Special Policy Areas, which would have an unacceptably increased physical and visual impact upon the character and appearance of this area of designated countryside. The proposal is therefore contrary to Policies DM1, DM12, DM26 and BU7 of the Eastleigh Borough Local Plan 2016-2036 the guidance contained within the adopted Old Bursledon Conservation Area Appraisal and Management Proposals Supplementary Planning Document, and the provisions of the National Planning Policy Framework, specifically Section 16 (2021).
