The development hereby permitted shall be implemented in accordance with the following plans numbered: DDGRS-01 Rev C, DDGRS-02 Rev C, DDGRS-03 Rev F, Landscape Management and Maintenance Strategy & Planting Specification Planning Issue: 01 - 25 August 2022 Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
The building hereby permitted shall only be used for agricultural storage and for no other purpose set out within the Town and Country Planning [Use Classes] Order 1987, [or in any provision equivalent in any statutory instrument revoking and re-enacting that Order with or without modification]. Reason: The site is in a countryside area where buildings are not normally permitted except to meet the essential needs of agriculture
The materials to be used must match as closely as possible, in type, colour and texture those listed in the Materials Section of the application form. Reason: To ensure a satisfactory visual relationship of the new development to its countryside surroundings
No development shall start until a landscaping scheme has been submitted to and approved in writing by the Local Planning Authority. The scheme shall cover all hard & soft landscaping including trees and boundary treatment and shall provide details of timings for all landscaping and any future maintenance. The works shall be carried out in accordance with the approved plans and to the appropriate British Standard. Reason: In the interests of the visual amenity of the locality and to safeguard the amenities of neighbouring residents.
No excavation, demolition or development related works shall take place on site until a scaled and referenced tree protection plan, as per British Standard 5837:2012 (Trees in Relation to Design, Demolition and Construction Recommendations), is submitted and approved by the LPA. The approved tree protection plan must be adhered to in full, and may only be modified subject to written agreement from the LPA. Reason: to retain and protect the existing trees which form an important part of the amenity of the locality.
The building hereby permitted shall not be brought into use until details of biodiversity enhancement features such as bat or bird boxes, which will be incorporated into the building and/or the surrounding area, have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason - To ensure biodiversity net gain as required by the National Planning Policy Framework.
During construction any excavations or pipes must be covered at night or provided with small mammal escape ramps. Reason- to protect small mammals from becoming trapped
No external lighting shall be installed on the building. During construction if lighting is required, it must not be allowed to shine on the trees or hedgerows. Reason- to avoid disturbance to wildlife including foraging, commuting or roosting bats, nesting birds, and foraging or commuting badgers.
