Planning conditions
  1. The development hereby permitted shall be implemented in accordance with the following plans numbered: 9444/01, 9444/02, E-AP-468-01 Rev B, ​​​​​​​E-AP-468-02 Rev C, 8808-01-00 Rev R04, 8808-01-01 Rev R04, 8808-01-02 Rev R04, 8808-01-03 Rev R04, 8808-01-04 Rev R04, TR174814-DRG-001-R7, TR174814-DRG-002-R7, TR174814-DRG-003-R7 Reason: For the avoidance of doubt and in the interests of proper planning.
  2. The development hereby permitted shall start no later than three years from the date of this decision. Reason: To comply with Section 91 of the Town and Country Planning Act 1990.
  3. Prior to the kitchen extension coming into use, testing of the sound insulation performance of the floor separating the first floor flat and the kitchen extension shall be carried out, and the results sent to the LPA for their approval. Where the testing shows the insulation performance to be less than 55 dB DnTw, a scheme of works shall be agreed with the LPA to improve the acoustic performance of the floor so it meets, or exceeds, 55 dB DnTw. Where mitigation works are required, they shall be carried out prior to the kitchen extension coming into use. Reason: in the interests of residential amenity.
  4. Any fixed plant or machinery used on site shall be provided with suitable acoustic attenuation, or sited at agreed locations, to mitigate the effects of noise as approved in writing by the local planning authority Reason: To protect the amenities from noise
  5. The approved roller shutter doors shall be finished in white. Reason: To ensure a satisfactory visual relationship of the new development to the existing.
  6. Note to Applicant: In accordance with paragraph 38 of the National Planning Policy Framework (July 2021), Eastleigh Borough Council takes a positive approach to the handling of development proposals so as to achieve, whenever possible, a positive outcome and to ensure all proposals are dealt with in a timely manner.
