Planning conditions
  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To comply with Section 18 and Section 74(3) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: 24-283 /011 (A), 24-283 /021 (A), 24-283 /031 (A), 24-283 /001 (-) REASON: For the avoidance of doubt and in the interests of proper planning.
  3. Any damage caused to the listed building(s) in performance of the works permitted by this consent shall be made good. REASON: In order to prevent detrimental impacts on the fabric and appearance of the listed building in accordance with DLP54 Conservation and Enhancement of the Historic Environment of Dudley and Policy DLP56 Listed Buildings of the Dudley Local Plan.
  4. Only alterations detailed and specified in this application will be permitted. All other existing fabric to the interior and exterior of the Listed Building shall be afforded adequate protection against damage or unauthorised removal at all times throughout the construction process REASON: To safeguard the architectural and historic integrity of the listed structure in accordance with DLP54 Conservation and Enhancement of the Historic Environment of Dudley and Policy DLP56 Listed Buildings of the Dudley Local Plan.
  5. Development/works shall not commence until details of the joinery to be used in the replica door and their colour and finish have been submitted to and approved in writing by the local planning authority. Large scale architectural drawings at 1:1, 1:2 or 1:5 and samples of the sections and profiles of jambs, heads, cills and glazing bars together with their relationships to masonry apertures. Development/works shall proceed in accordance with the agreed details and be retained for the lifetime of the development. REASON: To safeguard the architectural and historic integrity of the listed structure in accordance with Policy DLP54 Conservation and Enhancement of the Historic Environment of Dudley and Policy DLP56 Listed Buildings. Details are required prior to the commencement of development/works due to the statutory protection / sensitive nature of the site. Approval Informative In dealing with this application the Local Planning Authority have worked with the applicant in a positive and proactive manner, seeking solutions to problems arising in relation to dealing with the application, by seeking to help the applicant resolve technical detail issues where required and maintaining the delivery of sustainable development. The development would sustain and enhance the significance of the designated heritage asset and puts it into a viable use consistent with its conservation and is thereby in accordance with paragraph 197 and 199 of the National Planning Policy Framework. Informative This decision does not convey any consent or approval required under any enactment, byelaw, order, or regulation, other than Section 8 and 17 of the Planning (Listed Buildings and Conservation Areas) Act 1990. Informative Prior to commencing on-site the applicant is strongly advised to consult the following Historic England Guidance Notes:- Energy Efficiency in Historic Buildings: Draught-proofing windows and doors. Energy Efficiency in Historic Buildings: Secondary glazing for windows. AND the guidance provided in the Council's adopted Historic Environment Supplementary Planning Guidance (2017).
