The development hereby permitted shall be begun before the expiration of three years from the date of this permission. REASON: To comply with Section 91(1) of the Town and Country Planning Act, 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

The parking and turning area(s) within the site shall be marked out in accordance with the approved details prior to first use/occupation of the development hereby approved and these area(s) shall thereafter be retained and not be used for any other purpose for the life of the development. REASON: In the interests of highway safety and to comply with Dudley Local Plan (2026) policy DLP65 Transport Impacts of New Development and Dudley Council's Parking Standards SPD (2017).
The Electric Vehicle Charging and cycle storage facilities shall be provided in accordance with the approved details prior to the first use/occupation of the development and shall thereafter be retained and maintained for no other purpose for the life of the development. REASON: In the interests of highway safety and to comply with Dudley Local Plan (2026) policy DLP65 Transport Impacts of New Development, DLP8 Health and Wellbeing, DLP41 Increasing Efficiency and Resilience, DLP43 Air Quality & DLP67 Active Travel
The premises shall be used for a dance studio (Class E(d)) and for no other purpose, including any other puruse in Class E of the schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that class in any statutory instrument revoking or re-enacting that Order with or without modification. REASON: In the interests of highway safety and in compliance with the requirements of Dudley Local Plan (2026) policies DLP20, DLP21, DLP26, DLP65, DLP78 and the Dudley Council's Parking Standards SPD. Approval Statement Informative In dealing with this application the Local Planning Authority have worked with the applicant in a positive, proactive and creative manner, seeking solutions to problems arising in relation to dealing with the application, by seeking to help the applicant resolve technical detail issues where required and maintaining the delivery of sustainable development. The development would improve the economic, social and environmental concerns of the area and thereby being in accordance with Policy DM3 of the National Planning Policy Framework 2026
Prior to first use/occupation of the development hereby approved, full details of how the development will incorporate the generation of energy from renewable or low carbon sources sufficient to off-set at least 10% of the estimated residual energy demand of the development on completion shall be submitted to and approved in writing by the Local Planning Authority. The approved renewable/low carbon sources shall be installed and operational in accordance with the approved details prior to first use/occupation of the development and thereafter shall be retained and maintained as such for the lifetime of the development. REASON: To ensure a high standard of sustainable design is secured in order to contribute to the mitigation of, and adaption to, climate change in accordance with Dudley Local Plan (2026) Policy DLP46.
