Planning conditions
  1. The Local Planning Authority is not satisfied that the proposed method of demolition has adequately assessed or addressed the potential impacts upon bats, a legally protected species. No ecological survey or assessment has been submitted and insufficient information is available to establish the presence or likely absence of bats or to identify any necessary avoidance, mitigation or licensing requirements. Consequently, the Local Planning Authority cannot conclude that the proposed demolition would avoid harm to protected species and cannot grant prior approval for the method of demolition pursuant to Class B, Part 11, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). This is having regard to the Local Authority's duties under the Conservation of Habitats and Species Regulations 2017 (as amended), the Wildlife and Countryside Act 1981 (as amended), Section 40 of the Natural Environment and Rural Communities Act 2006 (as amended), and Section 17 of the Crime and Disorder Act 1998 (as amended).
