A Flowering Crab Apple tree (Malus 'John Downie') shall be planted between the beginning of November and the end of March, within 1 year of felling (and replanted if necessary) and maintained until satisfactorily established. The replacement tree shall be located within 2 metres of the removed cypress tree in the rear garden. The size of the tree at planting shall be no less than 3-3.5 metres tall and 10-12cm girth at the time of planting. The tree is to be prepared in the nursery as a Select Standard. There shall be no alteration or deviation from the above specification without prior written approval from the Local Planning Authority. The new tree shall be supplied to the standard as specified in British Standard BS3936:2013 Nursery Stock Specification and planted in accordance with BS8545:2014+A1:2026 Trees: from nursery to independence in the landscape - Recommendations. If, within a period of 5 years from the date of planting, the new tree (or any tree planted in replacement for it) is removed, uprooted or destroyed, or dies, becomes severely damaged or seriously diseased, it shall be replaced within the next planting season by a tree of similar size and species, in the same place as originally required to be planted, or in accordance with any variation for which the Local Planning Authority give their written consent. REASON: To safeguard the visual amenity of the area, maintain the ecological diversity and the overall sustainability of the area.
The tree works subject of this consent shall be carried out in accordance with British Standard BS 3998:2010 `Recommendations for Treework'. REASON: To ensure that the works are carried out in accordance with good arboricultural practices. INFORMATIVE This permission is valid for a period of no more than 2 Years from the date of the decision, unless a condition states otherwise. Similarly this permission relates to a one off undertaking of the approved works unless a condition states otherwise. Prior to any tree works being carried out it is recommended that the tree(s) are inspected to ascertain the presence of any legally protected species (in particular birds, bats and badgers) that are likely to be affected by the approved works. If any protected species are discovered advice should be sought from appropriate organisations (RSPB or Natural England). If the trees subject to this application are situated on land not owned by the applicant, the applicant will need to get permission from the relevant land owners to undertake works to any parts of the trees that does not encroach over their land.
