The development hereby permitted shall be begun before the expiration of three years from the date of this consent. REASON: To comply with Section 18 of the Planning (listed Buildings and Conservation Areas) Act, 1990.

Notwithstanding the details hereby approved, the proposed bollards at the Grade II listed Bonded Warehouse, Canal Street, Stourbridge shall match the existing bollards on site in respect of design, height, spacing, profile, materials, colour, and finish. REASON: To safeguard the architectural and historic integrity of the listed structure in accordance with Policy S10 (Listed Buildings) of the adopted Dudley Borough Development Strategy.
