The development hereby permitted shall begin not later than 11th February 2029. REASON: This condition is required to be imposed by Section 92 of the Town and Country Planning Act, 1990, as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development herby permitted shall be carried out in accordance with the following approved plans 24 45 01, 24 76 09B and TPP_01 REASON: For the avoidance of doubt and in the interests of proper planning.
The development permitted shall take place in full accordance with the submitted Arboricultural Impact Assessment and Method Statement (Ref No MVE_AIA_353_ Rev 1) dated 22nd February 2026; Tree Protection Plan (Ref No. TPP 01) dated 22nd February 2026 and Discharge of Conditions Plan (drw No. 24 76 10) as approved under Discharge of condition application P25/0126/C1 on 16th April 2026. Any excavations to be undertaken with the Root Protection Area (as defined by Clause 4.6 of British Standard BS:5837 – 2012 ‘Trees in Relations to Design Demolition and Construction – Recommendations’) of any existing trees on site shall be undertake in accordance with he National Joint Utilities Group (NJUG) Reason: To ensure that all tree works carried out on site are appropriate and justified in line with the proposed development and the safeguarding of the visual and environmental amenity in accordance with Borough Development Strategy 2017 Policy S22 Mature Trees, Woodland and Ancient Woodland (in part).
The landscaping of the site shall be carried out in full accordance with the details approved on Discharge of Conditions Plan (drw No. 24 76 10) as approved under Discharge of condition application P25/0126/C1 on 16th April 2026. The agreed landscaping scheme shall be implemented in accordance with the approved details before the end of the first planting season following first occupation of the development. REASON: In order to make a positive contribution to place-making and provide a high quality landscaping in accordance with BCCS Policies CSP4 - Place-Making, ENV 2 Historic Character and Local Distinctiveness, ENV3 - Design Quality and DEL1 - Infrastructure Provision and Borough Development Strategy 2017 Policy S6 - Urban Design and Policy L1 Housing Development, extensions and alterations to existing dwellings and Policy D2 Incompatible Land Uses (in part). This detail is required pre commencement (excluding demolition, site clearance and initial ground works) as landscaping is integral to providing a high quality and sustainable development.
Any trees or shrubs planed in pursuant of this permission including any planting in replacement for a plant that is removed, uprooted, severely damaged, destroyed or dies within a 5 year period of from the date of planting shall be replaced by trees or shrubs of the same size and species and in the same place unless otherwise agreed in witing by the Local Planning Authority Reason: To safeguard the visual and environmental amenity in accordance with Borough Development Strategy 2017 Policy S22 Mature Trees, Woodland and Ancient Woodland (in part).
The existing trees shown on the approved plans to be retained shall not be damaged or destroyed, uprooted, felled, lopped or topped during the construction period of the development without prior written consent of the local planning authority. Any trees removed without such consent or dying or being seriously damaged or diseased during that period shall be replaced with healthy trees of such size and species as may be submitted to and agreed in writing by the local planning authority. REASON: To maintain the visual and environmental quality of the site and surrounding area in accordance with Borough Development Strategy 2017 Policy S22 Mature Trees, Woodland and Ancient Woodland (in part).The existing trees shown on the approved plans to be retained.
The trees to be preserved on site that provide value towards Biodiversity et Gain (BNG), as indicated on the approved Tree Protection Plan TPP_01, shall be retained and maintained for a period of no less than 30 years to ensure compliance with BNG requirements. REASON: To maintain the visual and environmental quality of the site and surrounding area in accordance with Borough Development Strategy 2017 Policy S22 Mature Trees, Woodland and Ancient Woodland (in part).The existing trees shown on the approved plans to be retained.
The materials to be used in the construction of the development shall be in full accordance with those submitted on the application form and materials list approved under Discharge of Condition application P25/0126/C1 on 16th April 2026. REASON: In the interests of the visual amenities of the area and to comply with BCCS Policies CSP4 - Place-Making and ENV2 - Historic Character and Local Distinctiveness and Borough Development Strategy 2017 Policy S6 Urban Design and Policy L1 Housing Development, extensions and alterations to existing dwellings Policy D2 Incompatible Land Uses (in part).
All boundary treatments shall be constructed in accordance with the details approved on Discharge of Conditions Plan (drw No. 24 76 10) as approved b Discharge of Conditions application P25 P25/0126/C1 on 16th April 2026. The dwellings hereby permitted shall not be occupied until artificial nesting and roosting boxes and other biodiversity features have been installed in accordance within the details first submitted to and approved in writing by the Local Planning Authority. The following shall be provided. • 2 bat boxes suitable for small crevice dwelling bat species; • 1 artificial nesting box suitable for house sparrow; • 1 artificial nesting box suitable for bird species such as swallows, house martins and swifts; • 1 hedgehog box; and • 2 hedgehog passes per garden consisting of a gap or raised section measuring at least 13cm x 13cm. REASON: To ensure the provision, protection and maintenance of the site's ecology and comply with BCCS Policies ENV1 - Nature Conservation, CSP3 Environmental Infrastructure and DEL1 - Infrastructure Provision and Borough Development Strategy 2017 Policy S21 Nature Conservation Enhancement, Mitigation and Compensation. To also ensure that on-site landscaping is appropriate managed to ensure compliance with the outlined method to achieve Biodiversity Net Gain.
Notwithstanding the provision o the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking or re-enacting that Order with or without modification) no development permitted by Schedule 2, Part 1, Class A of that Order comprising the interion of any window or other opening at first floor level in the rear elevations of the dwellings hereby approved shall be carried out without the express grant of planning permission. REASON: In the interests of the privacy and amenity of surrounding residents in accordance with Borough Development Strategy 2017 Policy L1 Housing Development, extensions and alterations to existing dwellings Policy D2 Incompatible Land Uses (in part).
