  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. REASON: To comply with Section 18 and Section 74(3) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: Block Plan Drg No. SD02, Existing plan Drg No. SD01 and Proposed plan Drg No. AD01. REASON: For the avoidance of doubt and in the interests of proper planning. To safeguard quality and visual appearance of listed structure in accordance with Policy S10 (Listed Buildings) of the adopted Dudley Borough Development Strategy.
  3. Only alterations detailed and specified in this application will be permitted. All other existing fabric to the interior and exterior of the Listed Building shall be afforded adequate protection against damage or unauthorised removal at all times throughout the construction process REASON: To safeguard the architectural and historic integrity of the listed structure in accordance with Policy S10 (Listed Buildings) of the adopted Dudley Borough Development Strategy. Informatives In dealing with this application the Local Planning Authority have worked with the applicant in a positive and proactive manner, seeking solutions to problems arising in relation to dealing with the application, by seeking to help the applicant resolve technical detail issues where required and maintaining the delivery of sustainable development. The development would sustain and enhance the significance of the designated heritage asset and puts it into a viable use consistent with its conservation and is thereby in accordance with paragraph’s 210 and 212 of the National Planning Policy Framework. This decision does not convey any consent or approval required under any enactment, byelaw, order, or regulation, other than Section 8 and 17 of the Planning (Listed Buildings and Conservation Areas) Act 1990. This consent provides Listed Building Consent only. The applicant is still required to apply for Full Planning permission (if required) and please note that Consent granted under one regime is without prejudice to the other.
  4. Any damage caused to the listed building(s) in performance of the works permitted by this consent shall be made good. REASON: In order to prevent detrimental impacts on the fabric and appearance of the listed building in accordance with Policy S10 (Listed Buildings) of the adopted Dudley Borough Development Strategy.
