The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To comply with Section 18 and Section 74(3) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: Location plan, Existing site plan Drg No. 00226/101, Proposed site plan Drg No. 00226/103, Existing outbuilding floor plan and elevations Drg No. 00226/102, Proposed outbuilding floor plan and elevations Drg No. 00226/104, Existing and proposed street scene Drg No. 00226/105A, Existing first floor plan Drg No. 00226/106, Proposed storage containers elevations Drg No. 000226/107. REASON: For the avoidance of doubt and in the interests of proper planning.
Any damage caused to the listed building(s) in performance of the works permitted by this consent shall be made good. REASON: In order to prevent detrimental impacts on the fabric and appearance of the listed building in accordance with Policy S10 (Listed Buildings) of the adopted Dudley Borough Development Strategy (2017).
No materials other than those indicated on the approved plans shall be used without the approval in writing of the Local Planning Authority. REASON: To ensure the satisfactory appearance of the development in accordance with Black Country Core Strategy (2011) Policy ENV2 Historic Character and Local Distinctiveness and Dudley Borough Development Strategy (2017) Policy S6 Urban Design; S10 Listed Buildings and Policy D2 Incompatible Land Uses (in part).
Only alterations detailed and specified in this application will be permitted. All other existing fabric to the interior and exterior of the Listed Building shall be afforded adequate protection against damage or unauthorised removal at all times throughout the construction process. REASON: To safeguard the architectural and historic integrity of the listed structure in accordance with Policy S10 (Listed Buildings) of the adopted Dudley Borough Development Strategy (2017). Informative This decision does not convey any consent or approval required under any enactment, byelaw, order, or regulation, other than Section 8 and 17 of the Planning (Listed Buildings and Conservation Areas) Act 1990. In dealing with this application the Local Planning Authority have worked with the applicant in a positive and proactive manner, seeking solutions to problems arising in relation to dealing with the application, by seeking to help the applicant resolve technical detail issues where required and maintaining the delivery of sustainable development.
